Amortization Schedule

Assumptions

- Amortization is calculated on a daily schedule using a standard 360 day timeframe.

- Equity percentage is calculated using the purchase price of the home. Appreciation is not accounted for in the current version.

- Refinances skip a months payment which is typical of lenders to ensure interest is calculated correctly for the first payment of the new term.

- Refinance cost is rolled directly into the loan and breakeven analysis is determined by using the refinance cost divided by the entire monthly savings.

Limitations

All results are estimates based on the data you provide. The calculator does not account for lender fees, changing market conditions, or nuances with how different lenders handle extra payments.

Always confirm final numbers with a lender before making financial decisions.
